Opening of My New Keller Williams Real Estate Office in Maya Beach / Placencia, Belize

My New Keller Williams Real Estate Office, Maya Beach

I am so excited to announce the Grand Opening of my own Maya Beach/Placencia Keller Williams Real Estate Office.

This decision was made after building such a large loyal base of clients, both Buyers and sellers, who encouraged me to go out on my own. The choice to join the Keller Williams Team was almost a “no brainer”, starting with the fact that they are the largest Realty in the U.S. Combine that with the fact that they have been very successful here in Belize for over 15 years. I was extremely happy when Keller Williams Belize were also excited to the idea of my opening an office here, as this is a “mega growth Region” here in Belize and there was no office representation on the Peninsula.

My new office has opened with a bang, and as you can expect I have been very busy, with almost all of my listing clients moving with me to Keller Williams. On top of that, my new client base and mass of potential buyers has been wonderful.

As a Full Time Real Estate Professional, I hope you choose me and my office to represent you, and please refer me to friends and family. Remember, I do actually pay a 25% Referral Fee if you refer someone who purchases 🙂

As of right now I have over forty quality “Exclusive Listings” with Keller Williams Real Estate right now and more coming, so stay tuned. To view my new website and all my listings, please click the link below.

In addition to my monthly blogs (for now but more later) I will be featuring a “Spotlight Listing” and Aerial Drone Video’s of listings, and Beautiful Belize, and its attractions.

Also, save my site and also like my page to get updates to life in Belize, My adventures here, and my exciting New Office and Listings.

Buying in Belize can not only be a home, but also a great investment opportunity.

sunrise

Imagine this can be your morning view over coffee ?

As I have watched the many waves of visitors hit the blue waters, beaches, waterfalls, Mayan Ruins, beach bars and more, I hear the same statements over and over. “I wish we could afford to live here in Belize, it’s everything we want”. There’s more fact than fiction to that statement, as over the years the monies coming into Belize from the North, have boosted up home sale prices and costs of new construction. I see many vacationers who choose to buy a property or two, and build multiple 3000-5000 sf homes on them as an investment, to rent or sell.

sb3

Crowds of tourists all falling in love with Belize.

The problem with that as I see it is the majority of vacationers coming to Belize, who actually are interested in buying a house here, are in a $200,000-$300,000 range. We are seeing construction of homes by U.S. and Canadian “investors” who expect to sell there $400,000-$600,000 houses for over a million dollars. It’s the same as the contractors and “investors” that build the large new condo’s, which they advertise will start at $500,000-$1,000,000, or more.

Now what about that “non-“Mr. Moneybags” who has saved to maybe afford something in a lower range, but just wished he could invest his money and make a little too? It’s not as hard as you might think, as a few smart “Expats” have discovered here in Belize.

rental

Build big or small, “native” or concrete.

Invest $25,000-250,000 in bare land, which on the Placencia Peninsula North could get you 2-3 building lots. Shop around for your best deal on a 600-800 sf Cabana, and plop five of them on the land. If you can’t afford that many, bring in 2 or 3, initially, and 2-3 more later when you can. Instantly you have a house to live in and a couple to rent out to tourists. Keep in mind that statistically here in Belize, you really don’t make money unless you have 3 or 6 units to rent.

cabana2

Install a one bedroom Cabana like this for U.S. 25K or so.

You can choose to get a Cabana built by the Mennonites in Spanish Lookout and delivered for around $25K each, or get a local builder to do the same for a bit more. If you provide quality Cabana’s in a nice location, you can find yourself making the monies back that you invested, and then some.

The sweet part about this is living here in Belize, and getting others pay you to do it.

r2

This is the property described below, new canal with direct access to Lagoon and the Caribbean Sea’s.

Another option is to get a couple friends to go in on an existing business with a good ROI. They are around for sure. I will attach a link to one of my listings that is located in Maya Beach, directly on the Placencia Lagoon, with a canal in front of its 10 Townhouses. There is also the main 2 bedroom. 2 bath house. http://www.ruatarabelize.com. What if you had a couple friends or relatives who would go in with you on this adventure? All units are new, you have three water sources, power and massive backup generator, and the Placencia Lagoon to fish in. The townhouses have long term renters in them, and if one moves out, these are in high demand.

2seatspalmtreeonwater

Invest in your future, and these will be your “throne seats”.

The ROI is “UnBelizable” 🙂

Just think about where you are, and where you would like to be. There’s always a way to get there, if you plan right, take solid but careful steps. Remember Indiana Jones in the Temple of Doom? One wrong step and “off with your head”!

I just wanted to put some ideas out there for my readers that just might turn on a light. After all, what do you have to loose, besides Paradise?

Come down to beautiful Central America, and let me show you what Paradise is.

My Trip to Guatemala, an easy “Mayan Adventure” from Belize.

cropped-2seatspalmtreeonwater.jpg

Your “King & Queen” chairs await you in Belize.

Living here in the enchanting country of Belize isn’t only about sandy beaches, snorkeling, diving, boating, fishing, hammocks and fancy rum cocktails.

Our new home in Maya Beach, Belize, Central America.

My husband Gary and I have been totally focused on the building of our new beachfront home in Maya Beach, which you can read about by googling storiesbygary. Although we did take some time boating, fishing snorkeling, there’s one thing we didn’t do much of, visiting the ancient temples of the Mayan Civilization.

One of so many ancient temples in Tikal, Guatemala.

As we are now about 95% finished with our home build, we decided to take a few days and head to San Ignacio, Belize, with a side trip over the Guatemalan border. Our target destination…Tikal.

IMG_0938

Gary is up there somewhere 🙂

We booked our stay at the San Ignacio Resort and are so happy we did, because the hotel is beautiful and service excellent. It sits high on the hill, with splendid views, a stunning pool, as well as a Iguana Sanctuary.

Ok…so just one advertisement, this beautiful investment in your future here in Maya Beach, Belize. Your new waterfront home on the Placencia Lagoon, direct access to the Caribbean Sea, as well as multiple new rental townhouses and a pool. Click the link above, check them out, forward to your friends. Remember, I offer a 20% referral fee to anyone who refers a buyer, and that’s a chunk of change !

We hired a local guide and were picked up at our hotel early the next morning for a full day of historic adventure. The van ride was about an hour to the Guatemalan border, where we just walked across, and were met by the Guatemalan Guide for the day. Another hours drive and we entered the Tikal Mayan National Park.

IMG_0913

My guide and I handling what else ? more stairs 😉

You can easily spend a full 2-3 days in this park but we managed to do the priority sites in one day. I will advise you, being in shape is of the utmost importance, and spending hours on a “stair master” is highly advised. The stairs up to the top of many of these stone giants equal 100 or more steps at an ugly steep level.

However, the rewards when you get to the top are just fantastic.

IMG_0959

Imagine how tall the temple is that we climbed to take this photo ? Yep! Painfully high !

When you make this journey, it’s highly advisable to bring your water flask, however, there are multiple drink and snack stands in the park. Not only do they sell water and pop, but also ice cold Jaguar Beer.

IMG_0933

Oh! there’s Gary on top of that temple! I had to “mega zoom” to get this!

Your guide will no doubt have a favorite shop to stop at on your way to Tikal, as well as on the way back to Belize like we did. On the way, a cup of Guatemalan coffee was in order, and on the way back, cold Jaguar beer of course. There was an alternative motive to the return stop, as I had fallen in love with a carving in the morning, but the price wasn’t right.

boatruin

Wooden boat containing the Mayan Gods, now living in our home 🙂

On the journey home, the price got better.

Make sure when you visit Belize, for vacation or to look for your next or final destination, to visit the ancient Mayans, or at least the ghosts of their ancestors.

If you are planning a visit to spend some time with me looking at Real Estate, I can definitely suggest day trip destinations and travel companies for you.

Looking forward to all of our adventures, especially here in Belize,

Marsha

Marsha Sells Belize, my 1st Blog post ;)

My very first blog post, so please be gentle with me 🙂

sunrise

This is my view every morning at sunrise here in Maya Beach,Belize, Central America.

Chapter one of my story begins about eight years ago when my Pirate husband Gary and I decided to visit Central American countries, searching for our “final destination”. We considered Costa Rica and Panama, but decided to first check out Belize, and booked a trip here. Our first encounter was in fact a four day planned visit to the then “Sanctuary Belize”, now called “The Reserve”. We liked what we saw there and did invest some funds in a lot, which a couple years later both agreed that this development wasn’t for us.

mandg

Taking time during and building or purchasing adventure begs for libations 😉

This put us on what I believe was the best track ever to our successful endeavor to discover our ideal final destination, Maya Beach. We spent much time looking at greater Placencia, but kept ending up north about twenty minutes in Maya Beach.

Three years ago, we decided that Gary should travel down from Oregon alone for a week,   doing an intense physical search of available lots. Our plan was for him to visit the buildable lots on the sea and lagoon side of the Placencia Peninsula, and purchase one for us. The week was totally intense for both of us, with myself back in Oregon working my sales job, but constantly thinking of Gary and his “project”. Every day he would send me pictures and video’s of the lots he was looking at, eliminating one or more daily.

lotsign

Low and behold Gary sends me this pic and says “I found our dream”.

The day before he was to leave, a miracle happened, he discovered a new sign on a sea beach lot and quickly contacted the Realtor he was working with at Remax 1st Choice in Placencia. Within 24 hours he had a signed agreement and we had out lot in Maya Beach.

Fast forward three years, and today we are living in paradise, residing in our dream home on the Caribbean. Gary had moved down two years ago and lived in a new cabana we had purchased and had moved onto the lot. The plan was for him to live in the cabana full time where he could keep a watch over the building of our house.

house

Pretty much a finished project, our new house..want one? contact me 🙂

I can tell you this is the best plan you can have if building in Belize, probably anywhere in Central America for that matter.

I had already decided that still being so young and energetic, I needed to do something with my time in our new destination, Real Estate appeared a good match. After all, my U.S. career as a Capital Equipment Sales professional for over 30 years in fact made me a great choice. There is also the osmosis factor of sleeping next to Gary, who was for many years a Real Estate Broker in Oregon.

monhouse

Here I am standing at the edge of what will be our deck, and barbecue center.

Investigating the different realty offices in Placencia, it became quite clear that Remax was the best choice for me, on so many levels. Performing all the tasks, payments and promises, I was granted a “work permit” to be a Real Estate Agent with 1st Choice Remax in Placencia.

As Myself and hubby have spent years investigating Belize, and specifically the Placencia Peninsula, building and moving here full time, I believe my knowledge base is exceptional. As a Realtor I have already helped many other expats and expat “wanna b’s” search and find their dream homes and properties.
